Camden Management Property Lettings have real experience of lettings in the Sunderland area. We offer a friendly and personal service.

With a clear understanding of your requirements we can compile a selction of proerties for you to choose from. We will also contact you immediately a suitable property becomes available.

Viewings

We can arrange viewings 7 days a week by appointment only.

Choosing a Property

Regardless if you have rented a property before or if its your first time there are a lot of things to take in consideration.

  • Is the property suitable for my needs?
  • Can I afford the rent & bills?
  • Is the location suitable, i.e. shops, schools, doctors etc..?
  • Is the property size suitable, enough bedrooms, garden, garage etc…?

Once a property has been settled upon and we have been supplied with all your details and referees, references will be applied for amd forwarded the the landlord for acceptance.

Tenancy Agreement

Once a landlord has agreed that they would like to proceed, an greement will need to be signed by both parties. If the rent is below £25,00 per annum and you do not live with the landlord the tenancy agreement automatically becomes an ‘Assured Short Hold Tenancy’ (AST). These usually last 6 or 12 months unless you agree a fixed term tenancy with the landlord.

Contents

An inventory of contents of the property will be compiled prior to the commencment of the tenancy along with a full inspection of the condition of the property. This will need to be signed by both the tenant and the landlord.

Rent

Advance payment is required prior to the commencement of the tenancy.

Deposit

A rental deposit is required from the tenant, this will be reimbursed at the end of the tenancy subject to the details of your agreement and final inspection of contents & property. The deposit will be held by Camden Management Property Lettings in their own client’s account with the details abeing submitted to ‘The Dispute Service under a Tenancy Deposit Scheme’ (TDS) and a certificate will be issued to both the landlord and the tenant.

Completion

Once everthing is in order, a date is set and you will receive the keys to your new home.
